The renovation run on old Rogers — Walnut Street storefronts, the craftsman blocks off Second — is the best thing to happen to the district in decades, and the messiest. Century-old buildings shed plaster, lath, brick, and the occasional astonishingly heavy safe, which makes them weight-math projects from day one. The I-49 corridor never stops pouring
West Rogers — Pinnacle Hills, the Promenade orbit, the office and hotel projects that keep sprouting along the interstate — runs on contractor service: 20-yard bins, scheduled swaps, weight tickets with the invoice. New-build framing waste is bulky and light; interior finish-out debris is the opposite. Crews that tell the dispatcher which phase they're in get bins sized to the phase, which is how disposal budgets stay boring.
And the neighborhoods in between
Between the two extremes sits most of Rogers: 1980s–2000s subdivisions due for kitchens, roofs, and the occasional full gut. Roofing is its own quote here — say "shingles" first, because weight allowances matter more than bin size on a tear-off. And if you're on one of the newer streets with an HOA, the seven-day standard rental keeps the bin inside most neighborhood rules with room to spare.
